Selling land online
The channels, and who is really on them
Land-specific marketplaces attract buyers who are actually shopping for acreage: recreational users, builders, farmers, investors. They generally charge a listing fee or a subscription, and they reward complete data — parcel number, acreage, access, utilities, taxes — because that is what their filters run on. For a decent tract this is the highest-quality traffic you can get.
General classifieds and social marketplaces are free and enormous, and the enquiry quality is mixed: some genuine local buyers, plus time-wasters and a steady trickle of scams. They work best for small lots in populated areas where the buyer pool is local.
Auction platforms can work for land with clear demand, since a deadline concentrates bidders, but you carry the risk of a low clearing price and there are usually buyer and seller premiums to understand. Agent listings on the MLS put your parcel in front of the full market and cost commission — typically higher on land than on houses, because land takes longer to sell. Writing a land listing that actually sells
Lead with the facts a buyer filters on: county, acreage, parcel number, price. Then answer, without being asked, the four questions every serious land buyer has. Is there legal road access, and is it maintained? Is power at the road? Has the ground been perc tested or is there a septic permit? What is the annual tax bill?
Show the boundary. One clean aerial image with the parcel outline drawn on it beats twenty photos of trees, because it lets a buyer orient themselves. Add ground photos in both seasons if you have them, a shot of the road frontage and the entrance, and a topographic view if the land is anything other than flat.
Be specific about the imperfections. “Roughly three acres of the twenty are wetland along the creek” builds trust; silence about the creek does not, because the buyer sees it on the mapping anyway and then wonders what else you left out. Vagueness is the single most expensive thing in a land listing: uncertainty is priced as worst-case by every buyer who reads it.
Scam patterns that specifically target land sellers
The overpayment refund: a buyer sends a cheque or transfer for more than the agreed price and asks you to refund the difference. The original payment is later reversed and the refund is gone. Never refund an overpayment; send it back through the closing agent.
The upfront fee: a company promises a buyer, an appraisal, a listing package or a “registration” and asks for money in advance. Legitimate buyers do not charge sellers to be bought from, and we never ask for a payment of any kind.
The closing agent switch: a buyer insists on their own closing agent whose name does not appear in any state licence register, or asks you to sign and record a deed before funds are confirmed. Look the title company up independently, and let the deed record only through a verified licensed closing agent. Relatedly, if wiring instructions change by email mid-deal, phone the title company on a number you looked up yourself — that swap is one of the most common frauds in the whole industry.
