Iowa land buyer
Why Iowa owners sell their land to us
We are the buyer, not a middleman. We buy with our own money, so the price in our written offer is the price we pay. There is no showing schedule, no open house and no wait while a stranger tries to get a loan.
We pay the closing costs, we charge no commission, and we buy land as it sits — overgrown, landlocked, behind on taxes or never surveyed. You do not clean it up or fix anything first.
Iowa deeds record with the County Recorder along with a declaration of value, and Iowa puts the transfer tax on the seller. If a building on the land uses a septic system, it needs a time-of-transfer inspection; we tell you up front if that applies.
What we buy in Iowa
In Iowa we buy wooded hunting land, rolling pasture, smaller tillable tracts, ground enrolled in conservation programs, and acreage lots outside town. Land with a farm lease in place, land with an old house or well on it, and land owned by an estate are all things we work through.
We have dedicated pages for many Iowa counties, with local tax, deed and septic notes, including Warren County, Marion County, Clarke County, Lucas County, Madison County, Jasper County. If your county is not listed, we still want to hear about the land.
Iowa rules that affect a cash sale
Iowa’s real estate transfer tax is 80 cents for every $500 of the sale price above the first $500 (Iowa Code §428A.1), and the person conveying the land — the seller — is the one liable for it (§428A.3). It is paid to the County Recorder with a declaration of value when the deed is recorded. We build it into our numbers so the figure we quote you is the figure you work from.
Deeds are recorded with the County Recorder; that index is where our title search begins.
Iowa property tax is paid in two installments, and each becomes delinquent if unpaid by October 1 and April 1 respectively (Iowa Code §§445.36, 445.37). Delinquent parcels are offered at the county’s annual tax sale in June, and one year and nine months after that sale the certificate holder can serve notice that the right to redeem is about to expire (Iowa Code §447.9). On land nobody visits, that clock can run out unnoticed.
Iowa values agricultural property on its productivity and net earning capacity rather than its market value (Iowa Code §441.21), and the resulting figure is often a fraction of what farmland actually sells for at auction. The assessed value is a tax figure, not a price, and we never price a parcel off it.
On homesites, the county board of health issues the private septic permit under Iowa’s onsite rules (Iowa Admin. Code 567—ch. 69), and if a building on the property is served by a septic system it has to pass a time-of-transfer inspection before the sale (Iowa Code §455B.172(11)); on bare land, the soil evaluation often decides whether a parcel is a homesite or just acreage.
This is general information, not tax or legal advice. For capital gains, an estate or a 1031 exchange, talk with your attorney or CPA before you sign anything.

Who is on the deed, or who represents the estate.
Access
Road frontage, a driveway, or a recorded easement.

Whether the taxes are current, and any program the land is enrolled in.

Your timeline

How selling Iowa land to us works
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

We buy with our own money — here is what we have closed
We are a principal buyer using our own capital, not a lead broker collecting details to sell on. A sample of tracts we have bought and closed:

Questions we get asked
How fast can you buy my Iowa land?
We make a written cash offer within 24 hours of getting the parcel details and can close in as little as 14 to 30 days, or on a later date that suits you.
Do you buy Iowa land that is rented to a farmer?
Yes. Tell us about the lease and when it ends; we can buy subject to it, and the offer will say how the lease is handled.
Do you charge fees or commissions?
No. There is no commission and no fee, and we pay the normal closing costs. The offer amount is what you are paid, less only any taxes or liens owed on the land.
Do I have to visit the property or the county to sell?
No. We research the parcel remotely, and you can sign by mail or with a mobile notary wherever you live.
Will you buy Iowa land with back taxes or no road access?
Often, yes. Back taxes are paid from the sale proceeds, and landlocked or poorly accessed land is priced for what it is rather than turned down.
