What “raw” actually means to a buyer
There is no legal definition of raw land, so it helps to be specific about what is missing. In practice a raw parcel has some combination of: no water and no electric at the property line, no septic system and no perc test on file, no cut driveway or culvert, no recent survey, and no clearing — so the ground you are selling is whatever grew on it since the last time anyone did anything with it.
Each of those absences is a cost somebody has to absorb before the parcel becomes usable. A power run from the nearest pole, a well, an engineered septic design, a culvert and gravel entrance, a boundary survey: on rural acreage those add up to real money, and they are spent before a single night is slept on the property. That is not a reason the land is worthless. It is the reason the price of raw ground sits well below the price of a finished lot in the same county.
It also explains why the retail market for raw acreage is thin. Most residential buyers are shopping with a mortgage, and mortgage lenders do not lend on vacant unimproved land the way they lend on a house. So the pool of people who can actually buy your parcel is limited to cash buyers — which is who we are.
What we look at before quoting raw ground
Access first. We check whether the parcel has recorded frontage on a public road, a deeded easement across someone else, or nothing at all. Frontage on a maintained road is the single biggest value driver on unimproved land, and an unmaintained or seasonal road is not a disqualifier — it is a discount.
Then the ground itself. Slope, drainage, whether the soils are the kind that will carry a conventional septic system, and how much of the parcel is wetland or mapped floodplain. We are not looking for perfection here; we buy plenty of land with wet corners and awkward slopes. We are trying to work out how much of the acreage is genuinely usable, because that is what a future buyer pays for.
Then title and mapping. Who the deed names, whether there are easements or a pipeline or transmission corridor crossing it, whether there are unreleased liens or unpaid taxes, and whether the parcel is landlocked in law even though a two-track runs to it.
