Unbuildable and restricted land
“Unbuildable” usually means one specific thing
It pays to find out which. A parcel might be unbuildable because the soil will not take a septic system, because a large share of it maps as wetland, because it sits in a floodway, because the county’s minimum lot size is larger than the parcel, because setbacks leave no room for a footprint, because the slope is too steep for a foundation and driveway, or simply because there is no legal access. Those are six completely different problems with six different price effects, and several of them are fixable or partial.
Partial is the important word. Flood and wetland mapping rarely covers an entire tract — on most parcels we look at, a share is affected and the rest is not, and a buildable acre inside a wet forty is worth real money. Zoning changes, variances get granted, minimum-lot rules have exceptions for parcels of record created before the ordinance, and adjoining owners can solve setback problems by combining tracts. None of that is guaranteed, and all of it is a buyer’s risk to price rather than yours to chase.
So we look at the mapping ourselves before quoting. We do not reject a parcel because a listing once called it wetland, and we do not treat floodplain as automatically fatal — only when it genuinely dominates the tract. Land with no building future still supports hunting, recreation, timber, conservation, pasture, storage and neighbor assemblage, and those buyers are real.
What we will not pretend
Some parcels are genuinely worth very little, and if yours is one of them we will say so on the first call rather than string it out. What we will not do is use the word unbuildable as an excuse for a token offer without having looked. What we map before pricing a restricted parcel
Wetlands
National Wetlands Inventory and soil mapping, as a share of the tract rather than a yes-or-no label. A wet corner and a wet parcel are different properties.
Floodplain and floodway
FEMA mapping by percentage of area. Partial floodplain is common and normal; we only treat it as decisive when it dominates the parcel.
Zoning and minimum lot size
The applicable district, minimum lot area, setbacks and whether the parcel is a legal parcel of record predating the current ordinance.
Slope and shape
Steep ground, ravines, long narrow strips and remnant strips left over from road projects. Shape limits use as effectively as any regulation.
Access and utilities
Legal road access, and how far power and water actually are. Distance to utilities is a cost, and costs are priceable.
Existing restrictions
Recorded covenants, conservation easements, pipeline and transmission easements, and mineral or timber rights held by somebody else.

Questions we get asked
Will you buy land that is mostly wetland?
Often yes. It depends on how much of the tract is affected and what the dry portion looks like. Send the parcel number and we will map it rather than guess.
What about land in a floodplain?
We buy floodplain land routinely. We only walk away when the floodplain effectively covers the whole parcel, and even then we will tell you why.
The county says my lot is too small to build on. Can I still sell it?
Yes. Undersized lots of record are one of the most common things we buy, and the adjoining owner is often the natural end buyer because combining solves the problem.
Do I need to get a survey, permit or environmental study first?
No. Do not spend money on any of them before talking to us. If a study is needed to close, that is a buyer-side cost.
