Who pays the tax on the deed?
In Virginia the grantor’s tax on the deed is 50 cents for every $500 of the sale price or value, and the burden sits on the seller (Va. Code §58.1-802). We build it into our numbers so the figure we quote you is the figure you work from.
Can you buy land that is stuck in an estate?
Usually yes. Heir property, unprobated estates and multiple owners are routine for us. What it takes depends on how the estate was handled — sometimes an affidavit, sometimes probate, sometimes signatures from every heir. Do I need a survey or a perc test first?

When do Virginia property taxes go delinquent?
Virginia property tax due dates are set locally — commonly June 5 and December 5 — and the Code allows a locality to sell land for delinquent taxes once they are still unpaid on December 31 following the second anniversary of the due date (Va. Code §58.1-3965).
