    Virginia

Vacant land is the hardest kind of property to sell conventionally

There is no mortgage market for raw land the way there is for houses. Banks are cautious, the retail buyer pool is thin, and most agents are set up to sell homes. Meanwhile the tax bill arrives every year whether or not anybody is using the property. That combination is why so much Virginia land sits for a year or more — and why a straightforward cash sale is often worth more to an owner than a higher number that never actually closes.

We are a direct buyer, not an agency. We buy vacant, inherited, tax-burdened and out-of-state-owned land throughout Virginia — from small residential lots to tracts of several hundred acres.

Pick your county for local detail — recording office, tax calendar, and the kind of acreage we buy there. We buy statewide, so if yours is not here yet, call us and we will look at it the same way.

    How selling works

Three steps, no obligation at any point.

    1

    One call or one form

Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.

    2

    We value it properly

We research Virginia parcels ourselves, at our cost. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.

    3

    Written offer, your decision

You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.

Selling to us vs. listing it

Both are legitimate options. Listing can bring a higher gross price if you have time, the tract is easy to finance, and you can carry the taxes while it sits. Here is the honest comparison.

    Virginia land selling questions

Which parts of Virginia do you buy in?

Statewide. We have county pages for 53 Virginia counties and we buy in the rest of them too, from small residential lots to tracts of several hundred acres. If your county is not listed, call us anyway — the page simply may not be built yet.

What does it cost me to get an offer?

Nothing. We research the parcel at our own cost — comparable sales, legal access, zoning, flood mapping — and give you a number in writing. No fee, no obligation.

Who pays the tax on the deed?

In Virginia the grantor’s tax on the deed is 50 cents for every $500 of the sale price or value, and the burden sits on the seller (Va. Code §58.1-802). We build it into our numbers so the figure we quote you is the figure you work from.

Can you buy land that is stuck in an estate?

Usually yes. Heir property, unprobated estates and multiple owners are routine for us. What it takes depends on how the estate was handled — sometimes an affidavit, sometimes probate, sometimes signatures from every heir. We will tell you plainly what your situation requires before you spend money on it.

Do I need a survey or a perc test first?

No. Do not spend money on either before talking to us. If a survey or soil evaluation turns out to be necessary for the deal, that is something we handle as the buyer.

When do Virginia property taxes go delinquent?

Virginia property tax due dates are set locally — commonly June 5 and December 5 — and the Code allows a locality to sell land for delinquent taxes once they are still unpaid on December 31 following the second anniversary of the due date (Va. Code §58.1-3965).
