Out-of-state and absentee owners
Distance is the reason most of these parcels never sell
A large share of rural land is owned by somebody who does not live near it — land bought for a retirement that went elsewhere, inherited from a relative in another state, picked up at auction years ago, or held by an LLC whose members have all moved. The practical problem is not that the land is bad. It is that selling it properly requires local knowledge you do not have and cannot easily get: which agent actually sells land rather than houses, whether the access is real, what the tract is genuinely worth, and whether the tax office has your correct address.
Absentee owners get treated accordingly. Offers arrive by postcard with no explanation of how the number was reached. Agents are slow to return calls about a cheap parcel four counties away. Meanwhile the annual tax bill follows you wherever you live, and if a forwarded address ever fails, the first thing you learn about the delinquency is a letter about a tax sale.
We do the local part for you and show our work. We look up the parcel, confirm who is actually on the deed, check access and flood mapping, look at comparable sales of similar acreage nearby, and then explain the number rather than just naming it. You can accept it, negotiate it, or use it as a free second opinion before listing locally — all three are fine with us.
How a remote closing actually works
A licensed title company handles it. They confirm ownership and clear any liens, prepare the deed and the closing statement, and send you the signing package. You sign in front of a notary near you — often a mobile notary who comes to your house or office — and send it back. Funds are wired to your account, or a check is mailed if you prefer. We cover the standard closing costs, and we never ask a seller to send money anywhere.
Things absentee owners should check while they still can
Your mailing address on the tax record
The most common cause of surprise delinquency. If a bill has been going to an address you left in 2014, the county still considers you notified.
Whose name the deed is really in
Deeds frequently name a trust, an old LLC, a former spouse or a deceased parent. We search this before quoting, and mismatches are normal — not a red flag.
Unpaid years you may not know about
We check the tax record as part of the research. If there is a balance, it is paid out of closing rather than by you.
Whether anyone is using your land
Neighbors mow, park, hunt, run cattle and store equipment on absentee-owned parcels. Long-term use can create legal claims, so it is worth knowing.
Access you have never verified
If you have never been to the property, you do not know whether it has legal road access. We check the easements and frontage at our cost.
Multiple parcels in different counties
Common with inherited or auction-bought land. Send the whole list — we will price them individually and you can sell any subset.
Selling from anywhere, step by step
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

Questions we get asked
Do I need to travel to the property or to a closing?
No. Every closing we do can be handled remotely: signing package to you, notary near you, funds wired back. Sellers routinely close with us without ever seeing the land.
How do I know the offer is fair if I have never seen the parcel?
Ask us to explain it. We will tell you what comparable acreage nearby has actually sold for and what we adjusted for — access, soil, flood mapping, shape, timber. A number with no reasoning behind it is exactly what you should be suspicious of.
Can you buy if the land is held in an LLC or a trust?
Yes. It adds a document step — operating agreement, trust instrument, or an authorized-signer resolution — and the title company confirms who can sign.
I own parcels in several states. Do you buy outside NC, SC and VA?
Those three are where our county-level research is deepest, but we buy in other states as well. Send the list and we will tell you which ones we can price properly.
Is there any cost to me?
No fee for an offer, no commission, and we pay the standard closing costs. Back taxes and liens come out of the proceeds at closing, not out of your pocket beforehand.
How do I get paid?
Wire transfer from the title company to your bank account, usually the day of or the day after closing. A mailed check is available if you prefer it.
