Sellers weighing owner financing
How owner financing works
With owner financing, also called seller financing, you let the buyer pay you over time instead of through a bank. The buyer usually makes a down payment, then monthly payments with interest. It is common with vacant land because many banks are reluctant to lend on raw land.
There are two main structures. With a promissory note and deed of trust or mortgage, you deed the land to the buyer at closing and record a lien; if they stop paying, you foreclose under your state’s process. With a land contract (also called a contract for deed or installment land contract), you keep legal title until the buyer pays in full. That can look safer, but many states give land-contract buyers protections that make removing a defaulting buyer slower than sellers expect.
Either way, the paperwork should be prepared by a real-estate attorney or title company in your state and recorded properly.
Is owner financing a good idea for the seller?
The upside: a wider pool of buyers, a possibly higher price, interest income, and in some cases the ability to report the gain over several years as an installment sale. For a seller who does not need the money now and is comfortable collecting payments, it can work well.
The downside: you wait years for the full price. Buyers who need seller financing are often the ones banks would not approve, so defaults are a real possibility. If a buyer stops paying, you may face months of collection, legal fees, unpaid property taxes, and land returned in worse shape. You also carry the job of tracking payments, escrow, insurance and tax receipts, or paying a servicer to do it.

Rules that can apply to seller financing
Federal consumer-lending rules, including parts of the Dodd-Frank Act and the SAFE Act, can apply to some seller-financed sales, particularly when the buyer is an individual and the seller finances several properties or the land will hold a dwelling. Exemptions exist, but they have conditions. Many states add their own rules on land contracts, disclosures and forfeiture.
This page is general information, not legal or tax advice. Before offering owner financing, talk to a real-estate attorney about which rules apply to you, and to a CPA about installment-sale tax treatment.
The cash alternative
If you would rather not become a lender, a cash sale ends the relationship at closing. We buy vacant land with our own money: written offer within 24 hours, close in as little as 14 to 30 days, and we pay the closing costs. No monthly payments to chase and no default to unwind.

Selling your land for cash, step by step
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

What sellers say
Every quote below is a real, verified Google review of Dreamify Properties — 4.9 stars across 14 reviews.
“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”
“John was very communicative & professional. He did what he said he would do!”
Questions we get asked
Is owner financing a good idea for the seller?
It can bring a higher price and interest, but you take on years of waiting and default risk.
Is a land contract good for the seller?
You keep title until paid, but many states protect contract buyers, so defaults can still be slow to resolve.
Do lending laws apply to seller financing?
Some federal and state rules can. Ask a real-estate attorney before you offer terms.
Do you buy land with cash instead?
Yes. We pay cash at closing with our own money.
How fast can you close?
We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.
What does it cost me to sell to you?
Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
