Land held by two or more owners

    Why co-owned land gets stuck

Everyone on the deed has to sign to sell the whole property. That is simple when everyone agrees and hard when they do not. One owner wants to hold for the long term, another needs the cash now, a third lives across the country and does not answer emails. Meanwhile the taxes still come due, and usually one person ends up paying them.

How you hold title matters. Most co-owned land is held as tenants in common, where each owner has a share (not always equal) that passes to their heirs. Some is held with a right of survivorship, where the share passes to the surviving owners. The deed says which. Your share can usually be sold on its own, but few buyers want a fraction of a parcel, so in practice the whole property sells or nothing does.

When co-owners truly cannot agree, every state gives a co-owner the right to ask a court for partition — dividing the land or ordering it sold. That is a real option, but it takes time and legal fees, and a court-ordered sale rarely brings the best price. Most owners are better off agreeing on a sale they control.

How we make a joint sale simple

We send one written offer to all owners, so no one wonders whether a sibling heard a different number. A firm cash figure also gives everyone something concrete to decide on, instead of arguing about what the land might be worth.

At closing, the title company or closing attorney pays each owner according to their share on the deed, or according to a written agreement between you if you have settled it differently — for example, reimbursing the owner who paid the taxes for the last few years. Each owner signs separately, by mobile notary or at a local office, wherever they live.

If one owner wants to keep the land and buy the others out, our offer still helps: it is a documented market number to base a buyout on. We are land buyers, not lawyers, and nothing here is legal advice; if you are heading toward a partition case, talk to a local attorney first.

    1

    One call or one form

Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.

    2

    We value it properly

We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.

    Written offer, your decision

You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.

Selling to us vs. listing it

Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.

    Questions we get asked

Do all owners have to agree to sell?

To sell the whole parcel, yes: everyone on the deed signs. If an owner refuses, a court partition action is the legal route; talk to a local attorney about it.

Can I sell just my share?

Legally you often can, but very few buyers want a fractional interest. In practice, co-owners get the best result by selling the whole property together.

    How is the money split?

According to the ownership shares on the deed, unless all owners sign a different agreement, such as repaying one owner for taxes they covered.

One owner lives in another state. Is that a problem?

No. Each owner signs documents in front of a notary where they live and returns them by courier.

One of the owners has died. Can we still sell?

Usually, but their share must pass to their heirs or estate first. See our guides on inherited land and heirs property.

What does it cost me to sell to you?

Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
