How to Sell a Vacant Lot
A vacant lot sells differently from a house and differently from big acreage. Buyers are usually thinking about one thing: can I build what I want here, and what will it cost to get started? Answer that clearly and price the lot from real sales, and it will sell. Here are the steps, the paperwork and the main ways to sell, including a quick cash sale if you would rather be done with it.
- Pricing from sold lots
- Buildability questions answered
- No commission, no closing costs
- Written offer within 24 hours
- Close in as little as 14 to 30 days
- HOA and tax payoffs handled

Price it from sold lots, not asking prices
Look for lots that actually sold in the same subdivision or nearby over the last year or two: similar size, similar utilities, similar views and slope. Listing sites show asking prices, and many lots sit unsold for years at those prices. The county assessed value is a tax figure and often has little to do with what a buyer will pay. Our guide on how much your land is worth covers the comparison method.
Small differences matter more on a lot than on acreage. A corner lot, a lot with water and sewer at the street, or a lot that is already cleared can sell well above the one next door that needs a septic system, a long driveway or a retaining wall.
Know what a buyer will ask about buildability
Gather the answers before you list. Is the lot zoned for what buyers want, such as a single-family home or a manufactured home? Are water, sewer, power and gas at the street, or will the buyer need a well and septic? If it needs septic, has it passed a perc or soil test? What are the setbacks, minimum home size and other building rules, and are there tap or impact fees to connect?
Check for anything recorded against the lot too: easements, drainage rights, deed restrictions or a flood-zone designation. A lot that turns out to be unbuildable can still sell, but to a different buyer at a different price; see our page on selling unbuildable land.
If the lot is in an HOA
Many lots sit inside a subdivision with a homeowners association. Buyers will want the covenants, the annual dues, any special assessments and the building or architectural rules. Ask the association for a statement of what is owed; unpaid dues are usually collected at closing, and some associations charge a transfer fee.
Lots in subdivisions that never finished building out can be harder to sell, especially if roads or utilities were never completed. Buyers and lenders will notice, so price for it. Our page on selling land with unpaid HOA dues explains how payoffs work.
Ways to sell a vacant lot
You can list with an agent, ideally one who sells lots and land in your area. You can sell it yourself with a sign, online listings and a call to the neighbors; adjoining owners are often the most motivated buyers for a single lot. You can contact local home builders, who buy lots in areas where they are already building. Or you can sell to a cash land buyer.
Each trades price against time and effort. Listing may bring the highest number but can take months and a commission. A builder or neighbor deal can be quick if the fit is right. A cash buyer is usually the fastest and simplest, at a price that reflects buying as-is.
Selling your lot to us for cash
We buy vacant lots as-is: overgrown, out of state, in a stalled subdivision or with back taxes or HOA dues owed. We research the lot ourselves and send a written cash offer within 24 hours. There is no commission, we pay the closing costs, any taxes or dues owed are paid out of the sale at closing, and we can close in as little as 14 to 30 days, usually without you having to travel.
If you would rather list, our offer still gives you a reference point for what the lot is worth to a cash buyer today.
Why lot owners sell to us
As-is
No clearing, survey or perc test needed first.
Out of state is fine
Most closings are done by mail.
Taxes and dues handled
Paid off at closing from the sale.
No commission
You keep the agreed price. We pay closing costs.
Fast
Written offer within 24 hours.
No obligation
Use it as a reference point if you list.
Selling your lot, step by step
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

We buy with our own money — here is what we have closed
We are a principal buyer using our own capital, not a lead broker collecting details to sell on. A sample of tracts we have bought and closed:

|---|---|
| 32.3 acres | Perquimans County, North Carolina |
| 72 acres | Pike County, Mississippi |
| 10.7 acres | Morgan County, Georgia |
| 6.24 acres | Jasper County, Georgia |
| 8.5 acres | Pike County, Mississippi |
| 5.05 acres | Dawson County, Georgia |
A sample of tracts we have bought and closed ourselves. We are a principal buyer, not a broker — every one of these was purchased with our own funds through a licensed closing agent.
What sellers say
Every quote below is a real, verified Google review of Dreamify Properties — 4.9 stars across 14 reviews.
“John and his team are top notch investors who know what they are doing, put a plan of action in place and execute. One of the most honest people I have met… an absolute honor and pleasure working with these folks.”
“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”
