How Much Does Land Sell For Per Acre?
It is one of the first questions any owner asks: what is an acre of my land worth? The honest answer is that price per acre swings enormously, even between neighboring tracts. National averages are a starting point at best. Here is what the latest USDA figures show, why they rarely match a particular parcel, and the factors that actually set what 1, 5, 10 or 20 acres will bring.

What USDA’s land value figures say
The best-known national figures come from the USDA National Agricultural Statistics Service, which publishes an annual Land Values summary. Its 2026 summary, released in July 2026, put the U.S. average value of farm real estate, meaning land and buildings on farms, at $4,500 per acre for 2026. Average cropland was $6,020 per acre and average pasture $2,000 per acre.
Those are national averages of agricultural land, and the same report shows big differences from state to state. They do not describe a wooded lot outside a growing town, a mountain parcel, a small lot in a subdivision or a landlocked tract. Use them as background, not as a price for your land.
Why price per acre swings so widely
Location is the biggest factor. Land near growing towns, highways, lakes or other attractions usually brings far more per acre than remote land. Then come access and use: legal road frontage, utilities nearby, zoning that allows a home, soil that passes a perc test, and how much of the land is usable rather than wetland, floodplain or steep slope.
Other things matter too: timber, views, water features, hunting quality, easements, mineral rights and the condition of title. Two ten-acre tracts in the same county can sell at very different prices because one has paved frontage and power at the road and the other is reached by an unrecorded path.
1, 5, 10 or 20 acres: why size changes the math
Smaller parcels usually sell for more per acre than larger ones nearby, and larger tracts sell for more in total but less per acre. A buildable one-acre lot is priced mostly as a homesite. Five to ten acres often appeal to buyers who want a house with room around it. Twenty acres and up start to attract recreational, farming or timber buyers, who think in price per acre and in what the land can produce.
That is why multiplying a per-acre figure from a different-sized sale by your acreage can mislead you. Compare your land with recent sales of similar size, use and access in the same area. A local appraiser, a land agent or the county’s sales records can help.
Getting a real number for your land
Our page on how much your land is worth walks through the comparable-sales approach in more detail. If you would like an actual offer, we research your parcel ourselves and send a written cash offer within 24 hours. We can close in as little as 14 to 30 days and we pay the closing costs.
Our offer is a cash buyer’s price for a quick, as-is sale; a retail listing may bring more if you can wait and handle the selling yourself. Knowing both numbers helps you choose.

From a single lot to large acreage.

Getting your offer, step by step
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

USDA’s 2026 Land Values summary put farm real estate at $4,500 per acre on average; your land may differ greatly.
How much can I sell 5 acres for?
