- No showings, no open-ended waiting
- We buy with our own cash — no bank approval to fall through
- No commission, no closing costs
- We handle title, survey questions and paperwork
- Written offer within 24 hours

Why vacant land sits on the market
Most land buyers need financing, and most banks do not like lending on raw land. Loans that do exist usually need a large down payment and a higher rate, so the pool of buyers who can actually close is far smaller than the pool of people who click on a listing. That alone explains a lot of listings that get views but no offers.
The second reason is uncertainty. A house buyer can walk through and see what they are getting. A land buyer has to wonder about road access, whether it will perc, whether it floods, what the zoning allows and what it will cost to bring in power. When a listing does not answer those questions, buyers move on to the next one. Many agents list land only occasionally and do not have those answers ready either.
Finally, pricing. Land has fewer comparable sales than houses, and online estimates for acreage are often far off. A price set from a neighbor’s sale or a website figure can be too high for the market that actually exists, and each reduction makes the listing look stale rather than fresh.
What a direct cash sale changes
We are the buyer, not an agent looking for one. We research access, zoning, flood data, soils and the title before we quote, so the questions that scare off retail buyers are already priced into the number. There is no financing contingency, because we pay with our own capital.
Our offer will usually be below a full retail asking price — that is the trade for speed and certainty. What you save is the next six or twelve months of taxes, the commission, and the chance that a financed buyer backs out at the last minute. Many owners compare the two honestly and decide the certain number is worth more to them.
If your land is still under a listing agreement, read it before you sign anything with anyone else. Some agreements, especially exclusive-right-to-sell listings, can owe the agent a commission on any sale during the term. Many owners simply let the listing expire, or ask the agent to release it, and then sell to us. We are happy to wait for the right date.
What owners of stale listings tell us they wanted
A real buyer
Not another inquiry. A written cash offer from the company that will actually close.
No financing risk
We buy with our own capital, so there is no loan approval to fail on closing week.
No more price cuts
One number, based on our own research. You decide yes or no.
Problems priced in
Access questions, soil issues or back taxes are part of our offer, not a reason to walk away.
No commission
You keep the full price. We also pay the closing costs.
No obligation
The research and the offer are free. If you would rather keep it listed, nothing is owed.
Selling land that would not sell, step by step
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

We buy with our own money — here is what we have closed
We are a principal buyer using our own capital, not a lead broker collecting details to sell on. A sample of tracts we have bought and closed:
| Tract | Where we closed it |
|---|---|
| 6.24 acres | Jasper County, Georgia |
| 8.5 acres | Pike County, Mississippi |
| 5.05 acres | Dawson County, Georgia |
| 32.3 acres | Perquimans County, North Carolina |
| 72 acres | Pike County, Mississippi |
| 10.7 acres | Morgan County, Georgia |
A sample of tracts we have bought and closed ourselves. We are a principal buyer, not a broker — every one of these was purchased with our own funds through a licensed closing agent.
What sellers say
Every quote below is a real, verified Google review of Dreamify Properties — 4.9 stars across 14 reviews.
“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”
“Great experience working with John. He made the selling process super easy. I didn’t have to do much — he took care of all the heavy lifting. Communication was excellent; he kept me in the loop the whole time, which eased my mind.”
Questions we get asked
Why is my land not selling?
Usually some mix of financing (few buyers can get a land loan), unanswered questions about access, utilities or buildability, and a price set above what recent sales support.
Can I sell to you while my land is listed?
Check your listing agreement first. Some require a commission on any sale during the term. Many owners wait for the listing to expire or ask the agent for a release.
Will your offer be lower than my asking price?
Often, yes. We pay cash, buy as-is and cover closing costs, so there is no commission, no financing risk and no more months of waiting. You can compare and decide.
Do you buy land with problems buyers keep asking about?
Yes. Limited access, failed perc tests, flood zones and back taxes are all things we price in.
How fast can you close?
We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.
What does it cost me to sell to you?
Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
