Why land deals fall through
The most common reason is financing. Land loans are harder to get than mortgages on houses, lenders often want 20 to 50 percent down, and an appraisal that comes in low can end the deal even when the buyer still wants the property. A buyer who was pre-qualified is not the same as a buyer who is approved.
The second reason is the due-diligence period. Land contracts commonly give the buyer weeks to check perc, survey, access and zoning. If anything surprises them — a septic test that fails, an easement they did not expect, a flood-zone map — they can usually walk away and get their deposit back.
