    Failed perc and septic problems

    In rural markets the septic permit is the whole ballgame. A buyer wants a house, a house needs a septic system, and the septic system needs soil that will take it. When the evaluation comes back unsuitable, the buyer walks, the deal dies, and the owner is left holding a parcel with a piece of paper attached that every future retail buyer will ask about. Owners then spend money chasing a different answer — another soil scientist, an engineered system quote, a second test on a different part of the tract — and often spend more than the parcel gains.

    Sometimes that spending is justified. A large tract may perc perfectly well two hundred feet from where the first hole was dug, and an engineered or alternative system can make a marginal site work. But it is a gamble that the owner funds personally, and if you are not planning to build yourself, it is the buyer’s gamble to take, not yours.

    Who decides, and what that means for you

    North Carolina

    The county health department controls the septic permit, and whether the soil will accept a system is usually the single biggest factor in what a rural parcel is worth. A denial is site-specific — it is not a statement about the whole tract.

    South Carolina

    DHEC and the county health department control septic approval, and soil suitability often decides whether a parcel is a homesite or simply acreage. Both outcomes are sellable; they are just priced differently.

    Virginia

    The Virginia Department of Health issues the permit off a soil evaluation, and that evaluation often decides whether a tract is a buildable homesite or land. Private soil evaluators can also work a site, which sometimes produces a different result than a first look.

    Alternative and engineered systems

    Many sites that fail conventional standards can be served by an engineered, drip or mound system at higher cost. That cost is a pricing input for us, not a reason to decline.
