Selling Timber Off Your Land
If your land is wooded, the trees on it may be worth money on their own, and loggers sometimes knock on the door to say so. Selling timber can be a good decision, but it is easy to get far less than the wood is worth or to be left with a damaged tract. Here is how a timber sale normally works, how to protect yourself, and how it compares with simply selling the land, trees included.
- How timber sales work
- Protect your price and your land
- No commission, no closing costs
- Written offer within 24 hours
- Close in as little as 14 to 30 days
- Woods included in our offer

Owners of wooded land and timber tracts
How much can you make selling timber?
There is no honest single number. What standing timber brings depends on species, size and quality of the trees, how much volume is on the tract, how easy it is for crews to get in and out, distance to mills, and the local market at the time of sale. Pine for pulpwood and large hardwood sawlogs sit at very different ends of the scale, and prices move with mill demand. Two tracts of the same size can be worth wildly different amounts.
That is why the first step is not accepting an offer but finding out what you have. Be cautious of anyone who quotes a price after a quick walk, or who offers cash on the spot for the trees.
Use a forester and a timber cruise
A consulting forester works for you, not the buyer. They can walk the property and run a timber cruise, a sample-based inventory that estimates species, volume and grade. With that in hand they can mark the trees to be cut, prepare a sale prospectus, send it to multiple buyers and run a sealed-bid or negotiated sale. Many state forestry agencies and extension services can point you to consulting foresters or offer basic advice.
Sales are usually structured as a lump sum, where the buyer pays a fixed price up front for the marked timber, or pay-as-cut, where you are paid per unit as it is hauled. A lump sum puts the risk of measuring volume on the buyer; pay-as-cut requires trust and good records.
Always use a written timber sale contract. It should spell out what may be cut, the time allowed, the boundaries, how roads and stream crossings are handled, best management practices for water quality, cleanup, and who is liable for damage. Timber income also has its own tax treatment, so talk with a CPA before the money arrives.
Timber sale vs. selling the land with its timber
A timber sale leaves you owning cut-over land. Depending on the harvest, that can mean skid trails, slash piles and years before the tract looks good again. You keep paying taxes, and you may need to decide about replanting. For owners who plan to hold the land for decades, that can be fine.
If you already know you want out of the property, selling the land with the timber still standing is often simpler. The buyer takes over the woods, the harvest decisions and the tax bill in one transaction. It also avoids the common situation of an owner cutting first and then finding the bare land harder to sell.
Selling wooded land to us
We buy wooded acreage and timberland for cash, including tracts that were recently cut. We look at the land and the timber together when we price it, send a written offer within 24 hours, and can close in as little as 14 to 30 days with the closing costs paid by us. If a forester’s report already exists, send it along; it helps.
If your plan is to keep the land and sell only the trees, our advice is the same as any forester’s: get a cruise and competitive bids first.
Why some owners sell the woods and the land together
One transaction
No logging contract, then a land sale later.
No cleanup
No cut-over tract to restore or replant.
Any condition
Recently logged or untouched, we look at both.
No taxes after
The buyer takes over the yearly tax bill.
No commission
You keep the agreed price. We pay closing costs.
No obligation
Compare our offer with timber bids.
Selling your wooded land, step by step
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

We buy with our own money — here is what we have closed
We are a principal buyer using our own capital, not a lead broker collecting details to sell on. A sample of tracts we have bought and closed:

| 72 acres | Pike County, Mississippi |
| 10.7 acres | Morgan County, Georgia |
| 6.24 acres | Jasper County, Georgia |
| 8.5 acres | Pike County, Mississippi |
| 5.05 acres | Dawson County, Georgia |
A sample of tracts we have bought and closed ourselves. We are a principal buyer, not a broker — every one of these was purchased with our own funds through a licensed closing agent.

Questions we get asked
How much is the timber on my land worth?
It depends on species, volume, quality, access and mill markets. A forester’s timber cruise is the way to find out.
Do I need a forester to sell timber?
It is strongly recommended. A consulting forester represents you and gets competing bids.
What is a timber cruise?
A sample-based inventory estimating species, volume and grade of the standing trees.
Will you buy land after the timber was cut?
Yes. We buy cut-over and wooded land for cash, as-is.
How fast can you close?
We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.
What does it cost me to sell to you?
Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
