Deciding whether to sell
Start with what the land costs you to keep
Land is one of the few assets that charges you rent for owning it. Property tax arrives every year whether or not anybody sets foot on the parcel. If it sits in a subdivision there may be association dues on top. If it has road frontage somebody may expect it mowed. None of that is dramatic in a single year, which is exactly why parcels get held for a decade by people who never intended to hold them at all.
So the first number is not the sale price, it is the annual carry. Add the tax bill, any dues, and anything you spend on it, then multiply by the number of years you realistically expect to keep holding. If the land is not appreciating faster than that in your market, and you have no personal plan for it, the honest conclusion is that owning it is a slow expense rather than an investment.
The second number is what a sale nets you, which is not the same as the headline price. A retail listing typically costs six to ten percent in commission on land, plus whatever you spend making the parcel presentable, plus the taxes you keep paying for however many months it sits. What actually determines whether you can sell quickly
Four things decide almost every land sale, and price is not one of them. Legal road access comes first: a parcel with recorded frontage or a written easement is straightforward, and one reached only by crossing a neighbour’s field is a legal problem before it is a pricing problem. Second is whether the ground will support a septic system, which in most rural markets is the difference between a homesite and a hunting tract. Third is title — who the deed actually names, and whether everyone named is alive, findable and willing to sign. Fourth is mapping: flood zone, wetland, easements running through the middle.

That is a market with real competition and you will usually net more even after commission.
