Sell a Mobile Home Park With Abandoned Homes — Titles and All
Almost every older park has one: a home the resident walked away from, a home left behind after a death, or a unit that has sat empty for so long nobody is sure who owns it. Abandoned homes are a headache for an owner and a reason many brokers lose interest. Here is how we think about them and why they do not stop us from making an offer on your park.
- Abandoned and vacant homes OK
- Homes with no title discussed
- No need to clear lots first
- We are the buyer, not a broker
- No commission and no fees
- We pay all closing costs
- Offer within 24 hours

Selling a park with abandoned homes
Why abandoned homes are hard for owners
An abandoned home is not simply an empty lot. Until ownership is sorted out, the park usually cannot sell it, rent it or remove it without risk. The home may still be titled to a former resident, an estate or a lender with a lien on it. Meanwhile it brings in no lot rent, it may be deteriorating, and it can attract trespassers or code complaints. Many owners simply leave these homes sitting because the paperwork is more trouble than the lot rent is worth.
Buyers who need a bank loan often treat several abandoned homes as a red flag, because lenders look for clean, occupied, paying lots. A direct buyer that uses its own money can look past that and price the homes for what they are.
Title issues and homes with no title
Manufactured homes are usually titled like vehicles through the state motor vehicle agency, unless they have been converted to real property and attached to the land records. A home with no title, a lost title or a title in someone else’s name is common on older parks. Most states have some process for a park owner to deal with an abandoned home, which can involve notices, waiting periods, a lien for unpaid lot rent, a court order or a title application, but those processes differ a great deal by state and are easy to get wrong.
We will not tell you what your state requires as if it were legal advice. Confirm with your attorney before you dispose of, sell, or demolish any home you do not hold a clear title to. What we can do is price the park with those homes in it, so you do not have to finish that process before selling.
How we price abandoned and vacant homes
We ask for a list of each problem home: lot number, how long it has been empty, what condition it is in, and what you know about ownership and title. Homes that can be salvaged are priced on what it would take to clear title, repair and rent or sell them. Homes past saving are priced as a removal cost, and the lot as a vacant pad. Either way the cost shows up in the offer, not as a surprise later.
If your park also has many empty lots, read how to sell a park with low occupancy. If the whole park needs work, our page on how to sell a sell a distressed mobile home park covers it, and if the park owns other homes that are occupied, see sell a park with park-owned homes.
What you do not need to do
You do not need to haul homes off, clear title on every unit or fill lots before selling to us. You do need to tell us what you know, because an honest list of problem homes is what lets us put a firm number in writing. For the wider picture of how we buy parks, see our main mobile home park page, or read about sell a park with tenant-owned homes if most of your residents own their homes.
What we need to make an offer
Rent roll
Every lot, occupied or vacant, the current lot rent, who is behind and by how much. A spreadsheet or handwritten list is fine.
Trailing 12 months (T12)
Income and expenses for the last twelve months. Bank statements or a simple ledger work if you do not keep formal books.
Utility bills
Twelve months of water, sewer, electric and trash bills, plus how each is billed back to residents, if at all.
Permits and inspections
Your park operating permit if your state or county issues one, septic or well permits, and any recent inspection reports or notices.
Home titles
Titles for any homes the park owns, plus a list of which homes belong to residents.
The parcel
Parcel number and county. We pull acreage, flood mapping and zoning ourselves at our cost.
How a direct sale to us works
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

Questions we get asked
Can I sell my park if some homes have no title?
Yes, to us. Tell us which homes, and we price them as they stand. Confirm with your attorney before selling or removing any home you do not hold title to.
Do I have to remove abandoned homes before selling?
No. We buy with them in place and price the removal or repair into the offer.
A resident died and the family never came back for the home. What happens?
That is common. Ownership may sit with the estate. We can still buy the park; the home is priced as a title issue to be resolved properly. Ask an attorney about your state’s process.
Will a bank-financed buyer accept abandoned homes?
Often it is harder, because lenders prefer occupied, paying lots. We use our own capital, so no lender has to sign off.
How fast can you close?
You get a written offer within 24 hours of us having the rent roll and the parcel details, and we can close in as little as 14 to 30 days. Estates, multiple owners or title problems can add time, and we will tell you that up front rather than at the closing table.
