Why low occupancy makes a park hard to sell
Most park buyers and nearly all lenders value a park on the income it produces now. Vacant lots produce nothing while the roads, water, sewer, insurance and taxes still have to be paid. So a park with many empty pads can show a thin or even negative net operating income, and a financed buyer may not be able to get a loan at all.
Filling a park is also slower and more expensive than it sounds. In most parks, filling a vacant lot means bringing in a home, which takes money, permits, setup and utility work, and then finding a resident.
Why lots are empty matters
