Sell My Trailer Park

Plenty of owners still call it a trailer park, especially when the park has been in the family for decades, has a few dozen sites or fewer, and holds a mix of older homes. Buyers may call it a mobile home park or a manufactured housing community, but the questions they ask are the same. Here is how an older or smaller trailer park gets valued, what buyers worry about, and how to sell it as it stands.

  • How older parks are valued
  • Aging homes and utilities, explained
  • No broker commission
  • Written offer within 24 hours
  • Close in as little as 14 to 30 days
  • Sell as-is, no repairs first

Owners of older, smaller trailer parks

Trailer park, mobile home park, manufactured housing community

The names describe the same kind of property: land divided into sites that are rented to people who place a home on them. The word changes mostly with the age of the homes. Homes built before the federal HUD construction code took effect on June 15, 1976 are usually called mobile homes or trailers; homes built to that code are manufactured homes. Larger, newer parks tend to market themselves as communities.

For selling purposes, the label does not matter. What matters is the lot rent you collect, what it costs to run the park, who owns the homes and what shape the land and utilities are in. Our guide on how to sell a mobile home park covers the full process.

How buyers value an older park

Buyers start with a year of net income: lot rent and any home rent actually collected, minus taxes, insurance, utilities the park pays, repairs and management. They divide that by the return they want to arrive at a price, and then they look at the property for anything that will cost money soon. On an older park, that second step often matters as much as the first.

Many long-held parks have lot rents well below the area’s market, because the owner never raised them. Buyers see that as upside, but they price on the income you collect today. Our page on what a mobile home park is worth explains the math in more detail.

What buyers check on aging homes and infrastructure

Pre-1976 trailers can be hard to insure, finance or move, and some are near the end of their useful life. Buyers will ask how many homes the park owns, how many residents own their homes, and how many homes are vacant or abandoned. Park-owned and abandoned homes mean more work: repairs, removal, title paperwork and turnover.

Under the ground, buyers look at water and sewer. A park on city utilities is simpler. A park on a well, septic systems or a lagoon raises questions about permits, testing and replacement costs. Old electrical pedestals, narrow gravel roads and drainage problems come up too. None of it stops a sale, but each item shows up in the price. See selling a park on septic or a well.

Small parks have fewer buyers, and that’s fine

Many large investors and institutional buyers focus on bigger parks, and many banks are reluctant to lend on small parks with private utilities. That leaves owner-operators, local investors and direct cash buyers. Fewer buyers can mean a longer listing, so it is worth knowing early who will actually buy a park like yours.

Records matter more with a small park, because one missed payment or one big repair is a large share of income. A rent roll, a list of who owns each home, a year of deposits and copies of any utility permits will make every conversation faster. Our page on selling a small mobile home park goes further.

Selling your trailer park to us

We buy older and smaller parks as they stand: park-owned trailers, vacant sites, private wells and septic, below-market rents and deferred maintenance included. We review the rent roll and the property ourselves and send a written offer within 24 hours, priced for the park as it is today.

There is no broker commission, we pay the closing costs, and we can close in as little as 14 to 30 days. We do not ask you to fix anything or empty sites before you sell.

Getting your offer, step by step

Three steps, no obligation at any point, and no cost to you at any stage.

    1

    One call or one form

Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.

    2

    We value it properly

We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.

    3

    Written offer, your decision

You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.

Selling to us vs. listing it

Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.

“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”

    Questions we get asked

How much is a trailer park worth?

Usually its yearly net income divided by a buyer’s cap rate, less the cost of needed repairs.

Is a trailer park the same as a mobile home park?

Yes. The terms describe the same property; ‘trailer’ usually refers to homes built before 1976.

Can I sell a trailer park with old homes in it?

Yes. Buyers price in the condition, but older homes do not stop a sale.

    Who buys small trailer parks?

Mostly owner-operators, local investors and direct cash buyers like us.

    How fast can you close?

We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.

What does it cost me to sell to you?

Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
