    Louisiana land buyer

Why Louisiana owners sell their land to us

A cash sale removes the two things that kill most land deals: buyer financing and a buyer who changes their mind. Banks rarely lend on raw land, so many listings sit until the price drops. We need no bank.

You will not pay us a fee, a commission or any closing cost. If the parcel has back taxes, a lien or a title problem, it gets paid or fixed out of the sale at closing rather than out of your pocket up front.

In Louisiana a land sale is made by an act of sale before a notary and filed with the Clerk of Court in the parish where the land sits. We arrange and pay for that closing work, and you can sign with a mobile notary wherever you live.

    What we buy in Louisiana

Much of the Louisiana land we look at is timber or hunting land in the central and western parishes, along with pasture, small acreage on parish roads and lots in older rural subdivisions. Land owned in indivision by several heirs, land sold at a tax sale that is still redeemable, and low or wet ground are all things we evaluate rather than avoid.

We have dedicated pages for many Louisiana parishes, with local tax, deed and septic notes, including Vernon Parish, Natchitoches Parish, Rapides Parish, Beauregard Parish, Catahoula Parish, Washington Parish. If your parish is not listed, we still want to hear about the land.

Louisiana rules that affect a cash sale

Louisiana imposes no statewide real estate transfer tax on a sale of land — the transfer is made by act of sale before a notary and then filed with the Clerk of Court for the parish where the land sits, and Louisiana’s public records doctrine means an unrecorded act does not bind third parties (La. Civ. Code art. 1839, 3338). We handle and pay for that closing work ourselves.

Deeds are recorded with the parish Clerk of Court’s office; that index is where our title search begins.

Louisiana property taxes are billed in the autumn and due by December 31, and parishes sell tax-delinquent property at a tax sale. The former owner then has three years from recordation of the tax sale to redeem (La. Const. art. VII §25) — which is a real deadline, not a formality, on land nobody is watching.

Bona fide agricultural, horticultural, marsh and timber land in Louisiana is assessed at 10% of its use value rather than its fair market value (La. Const. art. VII §18), which is why the tax bill on rural acreage here looks far too small next to what the land would sell for. Note also that if such land sells for more than four times its use value, the state presumes it no longer qualifies (La. R.S. 47:2304).

On homesites, the Louisiana Department of Health’s onsite wastewater program and the parish health unit sanitarian handle the individual sewage system permit, judged on soil percolation rate, water table and available space (La. Admin. Code tit. 51, pt. XIII) — and that assessment often decides whether a parcel is a homesite or just acreage.

    Your timeline

When you want to close — we work to your date.

How selling Louisiana land to us works

Three steps, no obligation at any point, and no cost to you at any stage.

    1

    One call or one form

Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.

    2

    We value it properly

We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.

    3

    Written offer, your decision

You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.

Selling to us vs. listing it

Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.

    Questions we get asked

How fast can you buy my Louisiana land?

We make a written cash offer within 24 hours of getting the parcel details and can close in as little as 14 to 30 days, or on a later date that suits you.

Can several heirs sell inherited Louisiana land together?

Yes. Inherited land is often owned in indivision, and every co-owner needs to sign. We help line up the paperwork and can close with each heir signing from where they live.

Do you charge fees or commissions?

No. There is no commission and no fee, and we pay the normal closing costs. The offer amount is what you are paid, less only any taxes or liens owed on the land.

Do I have to visit the property or the parish to sell?

No. We research the parcel remotely, and you can sign by mail or with a mobile notary wherever you live.

Will you buy Louisiana land with back taxes or no road access?

Often, yes. Back taxes are paid from the sale proceeds, and landlocked or poorly accessed land is priced for what it is rather than turned down.
