Who pays the tax on the deed?
Louisiana imposes no statewide real estate transfer tax on a sale of land — the transfer is made by act of sale before a notary and then filed with the Clerk of Court for the parish where the land sits, and Louisiana’s public records doctrine means an unrecorded act does not bind third parties (La. Civ. Code art. 1839, 3338). We handle and pay for that closing work ourselves.
Can you buy land that is stuck in an estate?
Usually yes. Heir property, unprobated estates and multiple owners are routine for us. What it takes depends on how the estate was handled — sometimes an affidavit, sometimes probate, sometimes signatures from every heir. Do I need a survey or a perc test first?
No. Do not spend money on either before talking to us. If a survey or soil evaluation turns out to be necessary for the deal, that is something we handle as the buyer.
When do Louisiana property taxes go delinquent?
Louisiana property taxes are billed in the autumn and due by December 31, and parishes sell tax-delinquent property at a tax sale. The former owner then has three years from recordation of the tax sale to redeem (La. Const. art. VII §25) — which is a real deadline, not a formality, on land nobody is watching.
