Why Michigan owners sell their land to us
The offer you get from us is in writing, and it has no financing condition in it. We research the parcel at our own expense before we quote, so the number does not shrink later because of something we missed.
You choose the closing date. We can close in as little as 14 to 30 days, or later if you need time, and you can sign the deed by mail or with a mobile notary without traveling to the county.
Michigan puts the state and county transfer taxes on the seller, and the stamps are bought in the county before the Register of Deeds records the deed. Our offer accounts for them. Michigan’s tax foreclosure clock is fast and final, so if taxes are behind, talk to us early.
What we buy in Michigan
In Michigan we buy wooded recreational land in the northern Lower Peninsula and the U.P., lots in lake associations and old resort plats, swampy or seasonal-road parcels, and crop or pasture land downstate. Land under a PA 116 agreement or classed as qualified agricultural property is fine to bring to us; we deal with it before closing.
We have dedicated pages for many Michigan counties, with local tax, deed and septic notes, including Roscommon County, Crawford County, Oscoda County, Iosco County, Alcona County, Lake County. If your county is not listed, we still want to hear about the land.
Michigan rules that affect a cash sale
Michigan charges two transfer taxes on the deed — the state tax at $3.75 per $500 of value (MCL 207.525) and a county tax at 55 cents per $500 in every county under two million people (MCL 207.504) — and the statute puts the liability on the seller, the grantor (MCL 207.523(2)). The stamps have to be bought in the county where the land sits before the Register of Deeds will record the deed. We build all of that into our numbers so the figure we quote you is the figure you work from.
Deeds are recorded with the county Register of Deeds; that index is where our title search begins.
Michigan bills property tax twice — a summer levy from July 1 and a winter levy from December 1 — and anything unpaid is returned to the county treasurer as delinquent on March 1 (MCL 211.44a, 211.78a). On March 1 of the second year of delinquency the parcel is forfeited to the county treasurer, who adds a $175 fee (MCL 211.78g), and taxes still unpaid on March 31 of the third year are foreclosed by judgment and all redemption rights expire (MCL 211.78k). Michigan is unusually fast and unusually final — there is no post-sale redemption once that March 31 passes, so on land nobody lives on this clock is the real risk.
If the tract is classed as qualified agricultural property or sits under a PA 116 farmland development rights agreement, there is money attached to the classification. Converting qualified agricultural property to a non-agricultural use triggers a recapture tax under the Agricultural Property Recapture Act (MCL 211.1001 et seq.), and a PA 116 agreement is a restrictive covenant that runs with the land and binds a buyer, with repayment of the tax credits taken in the final seven years owed if the agreement simply expires (MCL 324.36111(8)). None of it stops a sale — but it has to be handled before closing rather than discovered at it, and it is why the tax bill on rural Michigan acreage often reads far below what the land would actually sell for.
On homesites, Michigan has no statewide septic code — the county or district health department issues the permit, working from the state Criteria for Subsurface Sewage Disposal, and the sanitarian digs test pits to read soil texture, depth to bedrock and seasonal high water table rather than relying on a percolation number alone; on clay or high-water-table ground that one soil evaluation often decides whether a parcel is a homesite or just acreage.

Who is on the deed, or who represents the estate.
Access
Road frontage, a driveway, or a recorded easement.

Whether the taxes are current, and any program the land is enrolled in.

Loans, liens, leases or timber and mineral deeds you know about.

How selling Michigan land to us works
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

We buy with our own money — here is what we have closed
We are a principal buyer using our own capital, not a lead broker collecting details to sell on. A sample of tracts we have bought and closed:
| Tract | Where we closed it |
|---|---|
| 10.7 acres | Morgan County, Georgia |
| 6.24 acres | Jasper County, Georgia |
| 8.5 acres | Pike County, Mississippi |
| 5.05 acres | Dawson County, Georgia |
| 32.3 acres | Perquimans County, North Carolina |
| 72 acres | Pike County, Mississippi |
A sample of tracts we have bought and closed ourselves. We are a principal buyer, not a broker — every one of these was purchased with our own funds through a licensed closing agent.
What sellers say
Every quote below is a real, verified Google review of Dreamify Properties — 4.9 stars across 14 reviews.
“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”
“Great experience working with John. He made the selling process super easy. I didn’t have to do much — he took care of all the heavy lifting. Communication was excellent; he kept me in the loop the whole time, which eased my mind.”
Questions we get asked
How fast can you buy my Michigan land?
We make a written cash offer within 24 hours of getting the parcel details and can close in as little as 14 to 30 days, or on a later date that suits you.
My Michigan land is behind on taxes. Can I still sell it?
Usually, yes, as long as it has not been foreclosed. Michigan forecloses on a strict schedule, so tell us how many years are owed and we will move quickly.
Do you charge fees or commissions?
No. There is no commission and no fee, and we pay the normal closing costs. The offer amount is what you are paid, less only any taxes or liens owed on the land.
Do I have to visit the property or the county to sell?
No. We research the parcel remotely, and you can sign by mail or with a mobile notary wherever you live.
Will you buy Michigan land with back taxes or no road access?
Often, yes. Back taxes are paid from the sale proceeds, and landlocked or poorly accessed land is priced for what it is rather than turned down.
