    Who pays the tax on the deed?

    Michigan charges two transfer taxes on the deed — the state tax at $3.75 per $500 of value (MCL 207.525) and a county tax at 55 cents per $500 in every county under two million people (MCL 207.504) — and the statute puts the liability on the seller, the grantor (MCL 207.523(2)). The stamps have to be bought in the county where the land sits before the Register of Deeds will record the deed. We build all of that into our numbers so the figure we quote you is the figure you work from.

    Can you buy land that is stuck in an estate?

    Usually yes. Heir property, unprobated estates and multiple owners are routine for us. What it takes depends on how the estate was handled — sometimes an affidavit, sometimes probate, sometimes signatures from every heir. We will tell you plainly what your situation requires before you spend money on it.

    Do I need a survey or a perc test first?

    No. Do not spend money on either before talking to us. If a survey or soil evaluation turns out to be necessary for the deal, that is something we handle as the buyer.

    When do Michigan property taxes go delinquent?

    Michigan bills property tax twice — a summer levy from July 1 and a winter levy from December 1 — and anything unpaid is returned to the county treasurer as delinquent on March 1 (MCL 211.44a, 211.78a). On March 1 of the second year of delinquency the parcel is forfeited to the county treasurer, who adds a $175 fee (MCL 211.78g), and taxes still unpaid on March 31 of the third year are foreclosed by judgment and all redemption rights expire (MCL 211.78k). Michigan is unusually fast and unusually final — there is no post-sale redemption once that March 31 passes, so on land nobody lives on this clock is the real risk.
