How Much Is a Mobile Home on Land Worth?

When people ask how much their mobile home is worth, the honest answer depends on one thing above all: whether the land comes with it. A manufactured home sold by itself tends to lose value over time, much like a vehicle. Land usually holds or gains value. Put the two together and the land often decides most of the price, with the home adding or subtracting from there. Here is how buyers weigh each part, and how to work out a realistic number.

Owners of a mobile home on their own land

    Start with the land

Ask what the land would sell for if the home were not there. Size, road frontage, location, zoning and the utilities already in place all matter. A lot with a permitted, working septic system, a well or public water, and a power pole is worth more than bare ground, because a buyer does not have to put those in.

Our guides to what your land is worth, one acre and two acres show how to price the ground. That figure is your base.

Then ask whether the home adds or subtracts

A newer home in good shape, on a permanent foundation, can add a lot: a buyer can move straight in. An older home that needs a roof, floors and plumbing adds much less. A home at the end of its life can actually lower the price, since a buyer must pay to remove it before building. Our page on the cost to remove a mobile home explains why.

The age line that matters most is June 15, 1976, when the federal HUD construction code took effect. Homes built before it are usually called mobile homes rather than manufactured homes, are hard to finance or insure, and many movers and dealers will not take them.

The other factors buyers look at

Size and layout: a double-wide usually brings more than a single-wide of the same age and condition. Condition: roof, subfloor, plumbing, electrical and HVAC. Additions and decks: helpful if permitted and sound. Foundation: a permanent foundation helps both value and financing.

Legal status: whether the home is recorded as real property with the land or still titled as personal property. That changes which buyers can get a loan. See converting a mobile home to real property. And septic and well: their age and whether they pass inspection can swing a deal.

Where people look up a number

Many owners start with a manufactured-home pricing guide, such as the one published by J.D. Power, formerly NADA. These guides estimate the value of the home alone from its maker, year, size and features. They are useful for the home part, but they do not value your land, and they cannot see the condition.

County tax records show an assessed value for the land and, often, for the home. Those are tax figures, not sale prices. The best evidence is recent sales of similar homes on similar land nearby, which a local agent can pull.

Why the same home can be worth very different amounts

Two identical double-wides can sell for very different prices if one sits on five acres near town with a new septic system and the other is on a small lot down a dirt road. Likewise, a home that is still titled separately, has a missing title, or sits next to code violations will sell for less until those are fixed.

That is why a single online estimate rarely matches what buyers actually pay. The home and the land need to be priced together.

Get a number for your home and land

We buy mobile and manufactured homes together with the land they sit on, in any condition, lived in or empty. We research the land, the home’s records and nearby sales, and send a written cash offer within 24 hours, with no commission and the closing costs paid. We can close in as little as 14 to 30 days.

We do not buy homes in parks, on rented lots, or without the land. See selling a mobile home and land for how the sale works.

Getting your offer, step by step

Three steps, no obligation at any point, and no cost to you at any stage.

    1

    One call or one form

Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.

    2

    We value it properly

We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.

    Written offer, your decision

You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.

Selling to us vs. listing it

Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.

“Great experience working with John. He made the selling process super easy. I didn’t have to do much — he took care of all the heavy lifting. Communication was excellent; he kept me in the loop the whole time, which eased my mind.”

“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”

    Questions we get asked

How much is my mobile home worth?

If it sits on land you own, price the land first, then add or subtract for the home’s age, size, condition and legal status.

Does a mobile home lose value?

A home by itself usually depreciates. Land usually holds value, so a home with its land tends to hold value better.

Is a pre-1976 mobile home worth anything?

Often little as a home, since it predates the HUD code. The land under it may still be worth a good deal.

Can I use the NADA guide for my mobile home?

It estimates the home alone. It does not value your land or see the home’s condition.

    How fast can you close?

We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.

What does it cost me to sell to you?

Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
