Selling a Mobile Home and Its Land Together

A manufactured home on its own piece of land should be easy to sell. Plenty of people want a place in the country they can afford. In practice these sales stall more often than ordinary house sales, usually because of financing, paperwork on the home, or the foundation it sits on. This page explains why, what your options are, and how we buy the home and the land together as one package, lived in or empty.

  • Why these sales stall
  • Listing vs. direct sale
  • No commission, no closing costs
  • Written offer within 24 hours
  • Close in as little as 14 to 30 days
  • Home and land in one sale

Owners of a mobile home on their own land

Why home-and-land sales are harder than they look

Most buyers need a loan, and lenders treat manufactured homes differently from site-built houses. Many conventional and government-backed programs will only lend on a newer home that sits on a permanent foundation and is legally tied to the land as real property. An older home, one still titled like a vehicle, or one set on blocks can rule out the very buyers who are most interested.

Appraisals are another hurdle. It can be hard to find recent sales of similar homes on similar land nearby, so appraisals come in low and deals fall apart late. Add a septic system or well that has never been inspected, and a first-time buyer can easily get cold feet.

The paperwork question: deed plus title

In many states a manufactured home starts out with a certificate of title, like a car, and stays personal property unless it has been converted and attached to the land on the record. So a home-and-land sale may involve two documents: the deed to the land and the title to the home.

If the title is in your name and matches the deed, that is simple. If it is missing, still in a past owner’s name, or the home was never converted, the closing needs extra steps. Our guides on selling a mobile home without a title and converting a mobile home to real property explain both in detail.

    Your options for selling

Listing with an agent who knows manufactured housing can work well for a newer home on a permanent foundation, already recorded as real property, with good road access. Expect a commission and a buyer who needs financing, which means appraisal and inspection hurdles.

Selling by owner saves the commission, but you handle the marketing and the financing questions yourself. A direct cash buyer skips the lender entirely. You may give up some price, but there is no appraisal, no repairs list and no deal dying in underwriting, which is often the deciding factor when the home is older or the title is untidy.

What drives the price of the package

In most home-and-land sales the land carries much of the value: its size, road frontage, location, and whether it has a working septic system, well or public water, and power. A home in good shape adds to that; a home near the end of its life may add little or even subtract, because a buyer has to plan for replacing it.

Age matters, especially whether the home was built before or after the federal HUD code took effect in June 1976, along with size, condition and whether it is titled as real property. Our page on what a mobile home on land is worth walks through each factor.

    Occupied, rented or empty

You can sell while you still live in the home; we set the closing date around your move. If a tenant lives there, tell us about the lease or arrangement up front, because it affects timing and price. Empty homes, homes needing repairs and homes full of belongings are all fine.

We do not buy a mobile home by itself. If the home sits in a park or on a rented lot, or the land is not part of the sale, we are not the right buyer, and we will say so on the first call. For an old or abandoned home on land, see selling land with an old mobile home on it.

How we buy a mobile home with its land

Send us the address or parcel number and tell us what you know about the home: year, single or double wide, condition, and whether you have the title. We research the land and the home records and send a written cash offer within 24 hours.

There is no commission, no inspection list and no lender. We pay the closing costs and close through a licensed title company, in as little as 14 to 30 days or on the date that suits your move.

Getting your offer, step by step

Three steps, no obligation at any point, and no cost to you at any stage.

    1

    One call or one form

Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.

    2

    We value it properly

We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.

    3

    Written offer, your decision

You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.

Selling to us vs. listing it

Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.

    ★★★★★

“Dreamify made a fair offer on our property in Alabama… Over the past couple years I’ve had a hundred texts and phone calls from land companies wanting to buy — from low-balling to wanting to put you under contract for 6 months and walk away on the last day. Dreamify followed through on every part of the deal.”

    Questions we get asked

Can I sell my mobile home and land together?

Yes. Selling them as one package is common; the deed covers the land and the home’s title or real-property record covers the home.

Why is it hard to get financing for a mobile home on land?

Many loan programs require a newer home on a permanent foundation that is recorded as real property.

Do you buy mobile homes in parks?

No. We only buy a mobile home together with the land it sits on, owned by the seller.

Can I sell if someone lives in the home?

Yes. Tell us who lives there and on what terms, and we will plan the closing around it.

    How fast can you close?

We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.

What does it cost me to sell to you?

Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
