Who Buys Old Mobile Homes?
Search for someone to buy an old mobile home and you will find plenty of ads. Far fewer of those buyers will actually take a home that is decades old, needs work, or was built before the federal HUD code. Here is an honest look at who buys older homes, what each of them wants, and why, when the home sits on land you own, the land is often what makes the sale possible.

Owners of an older mobile home
Why old mobile homes are hard to sell
Age works against a manufactured home in ways it does not against a house. Homes built before June 15, 1976, when the HUD construction code took effect, are usually hard to finance and insure, and many parks, dealers and counties will not accept them. Even later homes from the 1980s and 1990s can need roofs, floors, windows and plumbing that cost more than the home is worth.
Moving an old home is risky too. Frames and axles may not survive the trip, and permits and transport add up fast. So the buyers who want an old home to move somewhere else are few.
Dealers, movers and salvage buyers
Manufactured home dealers sometimes take trade-ins or buy used homes to resell, but they generally want newer homes in good shape that can be moved and financed. Pre-1976 homes are rarely on their list.
Home movers and salvage buyers occasionally buy older homes for parts, appliances or scrap metal, or to move to a rural lot. Some will take a home for free in exchange for hauling it away; others will charge. Either way, the home usually has to come off the land, and you still own an empty lot with old utility connections.
Local investors and private buyers
Local investors who rent out manufactured homes will sometimes buy an older home, fix it up and rent it, especially if it is on its own land in a rental market they know. Private buyers looking for cheap housing may also be interested, but usually only if they can pay cash, since lenders shy away from old homes.
These sales can work, but they are hit or miss. Expect a lot of questions, low offers, and deals that fall through if the buyer cannot raise the money.
Land buyers, when the home is on your land
If the old home sits on land you own, a land buyer may be the simplest answer. We buy the land and the home together as one property, in any condition: a home someone still lives in, an empty one, a flood-damaged one, or one that is falling in. We price it mainly on the land and plan what to do with the home after closing.
You do not have to clean it out, fix it or pay to move it. If the home is abandoned or needs to come down, see abandoned mobile homes on your property and the cost to remove a mobile home for what you would otherwise face.
What we do not buy
We do not buy a mobile home by itself. If the home sits in a park or on a rented lot, or the land is not part of the sale, we are not the right buyer, and we will say so on the first call.
We also cannot buy if you do not have the authority to sell the land, for example if a co-owner has not agreed or the property is already under contract with someone else. If we are not the right buyer, we will try to point you in a better direction.

Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |
