We Buy Land — Directly, With Our Own Money
Plenty of websites say “we buy land”. A fair number of them are collecting your details to sell to somebody who might. We are the buyer of record: we use our own capital, we close through a licensed title company, and the parcels below are ones we actually own or have owned. Here is what we buy, what we will not buy, and how to check that we are what we say.
- Principal buyer, not a lead broker
- Our own capital, no assignment games
- Closings through licensed title companies
- Every state we buy in, handled remotely
- Written offer within 24 hours
- Close in as little as 14 to 30 days

Who you are dealing with
What we do with land after we buy it
It is a reasonable question and the answer explains our offers. We hold some parcels, improve access or entitlements on others, and resell the rest to end users — someone who wants a homesite, a hunting tract, a neighbour who has wanted the adjoining acreage for years. That resale is where our return comes from, and it takes months and carries risk: the market can move, access can turn out worse than mapped, a buyer can take a year to appear.
That is the honest reason a cash offer is below retail. We are not extracting value from you through a clever contract; we are being paid for time, capital and risk. When we are wrong about a parcel we lose money on it, which is exactly why we research access, soil and title before quoting rather than after.
What we buy
Vacant and raw land is the core of it: wooded tracts, cleared fields, rural acreage with no utilities, single lots in platted subdivisions, hunting land, timber ground, parcels with an old mobile home or outbuilding on them. Inherited land is the single most common source, including unprobated estates and deeds still in a grandparent’s name. Tax-delinquent parcels are routine. So are parcels owned by people who have never seen them.
We buy from out-of-state owners constantly, and the entire transaction can be done without you travelling. Size ranges from a fraction of an acre to several hundred acres; what matters far more than acreage is legal access and whether title can be cleared.
What we do not buy, and why
We do not buy houses, and we do not buy commercial buildings. We stay away from parcels where environmental contamination is likely — old fuel storage, dumping, certain industrial history — because the liability is not something we can price honestly. We will not touch a deal where the ownership is disputed between parties who are actively litigating; that is a lawyer’s job before it is a buyer’s.
And we will not make an offer we do not intend to honour. If our research turns up something that changes the number, we tell you what it is and show you where we found it, rather than agreeing a price and renegotiating a week before closing. If we are not the right buyer, you hear that on the first call.
How to check we are the buyer, not a middleman
Ask for proof of funds
We will provide it. A lead broker cannot, because the money is not theirs.
Read the assignment clause
Ours is a purchase, not an option we intend to flip to somebody else. Ask any buyer directly whether they will close in their own name.
Call the title company
We close through licensed title companies and closing attorneys. Phone them and confirm the file exists.
Look at the closings
The tracts listed on this site are real purchases in real counties. Ask us about any of them.
Check the reviews
The quotes on our pages are genuine Google reviews from people we have actually bought from — 4.9 stars across 14 reviews.
Notice what we decline
A buyer who says yes to everything is not underwriting anything. We turn parcels down and explain why.
What happens when you contact us
Three steps, no obligation at any point, and no cost to you at any stage.
One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

We buy with our own money — here is what we have closed
We are a principal buyer using our own capital, not a lead broker collecting details to sell on. A sample of tracts we have bought and closed:

| 72 acres | Pike County, Mississippi |

What sellers say
Every quote below is a real, verified Google review of Dreamify Properties — 4.9 stars across 14 reviews.
“John and his team are top notch investors who know what they are doing, put a plan of action in place and execute. One of the most honest people I have met… an absolute honor and pleasure working with these folks.”
“Great experience working with John. He made the selling process super easy. I didn’t have to do much — he took care of all the heavy lifting. Communication was excellent; he kept me in the loop the whole time, which eased my mind.”
Questions we get asked
Are you a land buying company or a lead generator?
We are the buyer. We purchase in our own name with our own capital and close through licensed title companies. We do not sell enquiries on to third parties.
Which areas do you buy land in?
North Carolina, South Carolina and Virginia are our core markets, with county-level pages for each. We also consider parcels elsewhere in the Southeast and Midwest, and we have closed in Georgia and Mississippi.
Do you buy land with a mobile home, barn or shed on it?
Usually yes. Structures do not put us off; we just need to know what is there, because clearing or dealing with it is a cost that has to sit somewhere in the numbers.
Will you buy just part of my acreage?
Sometimes. Splitting a parcel depends on local subdivision rules and occasionally requires a survey or plat approval. We will tell you whether it is realistic before you spend anything.
Do you charge anything for an offer?
No. The research is at our cost and the written offer carries no fee and no obligation.
What makes you decline a parcel?
No legal access combined with very low value, likely contamination, disputed ownership in active litigation, or taxes and liens exceeding what the land is worth. We say so on the first call.
