    Vetting a land buyer

    The three kinds of ‘buyer’ you will meet

    A principal buyer purchases the land with their own money and takes ownership. Their incentive is to be right about the parcel, which means they will research access and title before quoting and will decline deals that do not work. Their offer is below retail because they are carrying the resale risk.

    A lead broker is not buying anything. They run a website, collect your details, and sell the enquiry to investors — sometimes to several at once, which is why one form submission can produce six phone calls in two days. That is legal, but you should know it is what happened, and you should assume your phone number now belongs to a list.

    A wholesaler signs a contract to buy your land, then markets that contract to other investors. If they find one, the deal closes and they take the spread. If they do not, they may renegotiate hard or cancel late, having tied your parcel up for a month. Some wholesalers are excellent and transparent about it. The problem is the ones who are not.

    The questions that sort them out in five minutes

    Ask, in these words: will you be the buyer named on the contract, and will you close with your own funds? Ask for proof of funds. Ask whether the contract can be assigned to another party. Ask which title company or closing attorney will handle it and whether you may call them. Ask how they arrived at the number, and listen for whether the answer involves your parcel specifically — access, soil, mapping, comparable sales — or a generic formula.

    Ask what would make them walk away. A buyer who has actually underwritten your parcel can list three things immediately. And ask how many days of due diligence they want. A modest inspection period is normal and reasonable; a very long one, on a parcel they claim to have researched already, often means they are shopping the contract.

    Red flags worth walking away from

    Pressure and expiry dates on an offer. A real buyer’s number is still there next week; urgency is a sales technique, not an underwriting outcome. Earnest money that goes to the buyer rather than into escrow. A request that you sign a deed rather than a purchase contract — that is not how a sale works and you should stop the conversation. Any request for money from you: there is no legitimate appraisal fee, listing fee or processing fee in a direct land sale.

    Also be careful with unsolicited offers that arrive already at a specific number for a parcel nobody asked you about. Some are genuine mailers from real buyers, which is a normal part of this business. But a number produced without checking access or title is a placeholder, and it will change once the buyer does the work they should have done first.
