Do Mobile Homes Depreciate? The Home vs. the Land
The short answer is that the home itself often loses value over time, much like a vehicle, while the land under it usually holds its value or rises with the local market. That split explains most of what owners see when they try to sell. A single-wide in a rented lot may be worth very little after a couple of decades, while the same home on an acre the owner holds outright sells as a real piece of property. Here is why, and what it means if you are selling.

Owners of a mobile home on their own land
Why the home and the land behave differently
A manufactured home is a building that wears out: roofs, floors, plumbing and windows age, and newer models raise buyer expectations. Many homes are titled like vehicles rather than recorded as real estate, and they are often valued with used-home guides instead of land comparables. Both push the home’s value down with age.
Land doesn’t wear out. Its value follows the local market, the road, utilities and what can be built there. So when the home and the land are sold together, the land often carries much of the value, and the home adds whatever its condition supports.
Age and the 1976 line
Homes built after June 15, 1976 were built to the federal HUD manufactured home code; older units, usually called mobile homes, were built before it. Many lenders and some local rules treat pre-1976 homes differently, which narrows the buyer pool and lowers what the home itself adds.
That doesn’t make an older home worthless when it sits on owned land. It does mean buyers often price the property as land with a home that may need work or replacement. Our page on who buys old mobile homes goes into this.
What slows depreciation
Several things help a home hold value: good upkeep and a sound roof, a permanent foundation, being recorded as real property with the land where state rules allow it, a well-kept lot with a working well and septic or public utilities, and a location where land is in demand.
Converting the home to real property can open up more financing for the next buyer. Rules and paperwork vary by state; see converting a mobile home to real property for the general process.
What speeds it up
Deferred repairs, water damage, a home that has been moved, missing title paperwork and sitting on rented ground all make the home harder to sell and finance. A home on a rented lot also carries lot rent that a buyer has to accept, which caps what they will pay.
If the home has a missing or lost title, that can usually be fixed, but it takes time. See selling a mobile home without a title.
Selling the home and land as one package
Because the land holds value, the cleanest way to sell is usually as one package: the deed for the land and the home’s title or real-property record together. Buyers then compare your property with other land and home sites nearby, not only with used homes. Our page on what a mobile home on land is worth shows how that pricing works.
We do not buy a mobile home by itself. If the home sits in a park or on a rented lot, or the land is not part of the sale, we are not the right buyer, and we will say so on the first call.

One call or one form
Tell us the address or APN and the rough size. You do not need a survey, a plat or the tax bill in front of you — we look all of that up.
We value it properly
We research the parcel ourselves, at our cost, before we quote. We price it off recent sales of similar acreage and adjust for access, soil, flood mapping, timber and shape. No cost to you, no commitment.
Written offer, your decision
You have our number in writing within 24 hours. If you take it, a licensed title company closes it and we cover the standard closing costs — typically 14 to 30 days.
Selling to us vs. listing it
Both are legitimate. Listing can bring a higher gross price if you have time, the tract is easy to finance and you can carry the taxes while it sits. Here is the honest comparison.
| Selling to Dreamify | Listing with an agent | |
|---|---|---|
| Who you are dealing with | A direct cash buyer — we are the ones purchasing | An agent marketing it to someone else |
| Commission | None | Typically 6–10% on land |
| Closing costs | We cover them | Usually split or seller-paid |
| Repairs, survey, clean-up | Not your problem | Often requested by retail buyers |
| Financing risk | None — cash | Land loans fall through often |
| Timeline | As little as 14 to 30 days once title work is back | Land can sit on the market for months |

Questions we get asked
Do mobile homes lose value over time?
The home itself often does, as it ages. The land under it usually holds its value or follows the local market.
Do mobile homes on owned land appreciate?
The property as a whole can, mainly because of the land. The home adds value based on its age and condition.
Does a permanent foundation help resale value?
Often yes. A permanent foundation and real-property status can widen the pool of buyers and lenders.
Do you buy mobile homes in parks?
No. We buy a mobile home only together with the land it sits on, owned by the seller.
How fast can you close?
We give a written offer within 24 hours and can close in as little as 14 to 30 days. If your timeline is longer, we close on the date that suits you.
What does it cost me to sell to you?
Nothing. No commission, no closing costs, no document fees. We buy with our own capital and pay the closing costs ourselves.
