Selling a campground
Campground, RV park or mobile home park: why it matters
If most of your income comes from full-hookup RV sites booked by the night or month, our RV park page is the better read. This page is for the campground: seasonal tent and cabin sites, group areas, limited or no hookups, and acreage that is part of the draw.
That distinction changes the valuation. A campground’s revenue is usually more seasonal and more weather-dependent than an RV park’s, so we lean more heavily on the land: acreage, road frontage, water features, timber, and whether the property has value beyond camping.
What drives a campground’s value
Permits and licences. Whether the campground is permitted by the county or state health department, for how many sites, and whether that permit transfers or must be reissued to a new owner. A campground running beyond its permitted count is worth less than its booking calendar suggests.
Water and wastewater. Most campgrounds run on private wells and septic systems, sometimes with dump stations. Permitted capacity, the age of the systems and any testing requirements matter more than almost anything else, because replacing them is expensive.
Structures. Cabins, bathhouses, a store or pavilion add value when they are permitted and sound, and subtract it when they need work. We price deferred maintenance rather than walk away from it.
The land. Total acreage, how much is used, floodplain on creek or riverfront sites, and zoning. Land is our core business, so this is where we are comfortable paying for what is there.
