Who pays the tax on the deed?
Florida charges documentary stamp tax on the deed at 70 cents per $100 of the consideration — every county except Miami-Dade — and the Clerk of the Circuit Court collects it when the deed is recorded (Fla. Stat. §201.02). We build it into our numbers so the figure we quote you is the figure you work from.
Can you buy land that is stuck in an estate?
Usually yes. Heir property, unprobated estates and multiple owners are routine for us. What it takes depends on how the estate was handled — sometimes an affidavit, sometimes probate, sometimes signatures from every heir. We will tell you plainly what your situation requires before you spend money on it.
Do I need a survey or a perc test first?
No. Do not spend money on either before talking to us. If a survey or soil evaluation turns out to be necessary for the deal, that is something we handle as the buyer.
When do Florida property taxes go delinquent?
Florida property tax bills come out November 1 with discounts for paying early, and anything still unpaid becomes delinquent April 1 (Fla. Stat. §197.333). The county then sells a tax certificate on the parcel — the sale is held by June 1 — and two years after that April 1 the certificate holder can apply for a tax deed and force the land to auction (§197.502). On land nobody lives on, that clock runs unnoticed.
How much is my land worth in Florida?
The honest answer is that it depends on legal access, whether the ground will perc, flood mapping, zoning and usable shape — two neighbouring Florida County parcels of the same acreage can be worth very different amounts. Can I sell land without a realtor?
