Who pays the tax on the deed?
In Kentucky the real estate transfer tax is imposed on the grantor — the seller — at 50 cents for every $500 of the value declared in the deed, and the county clerk computes and collects it before the deed will be accepted for recording (KRS 142.050). We account for it in the offer instead of surprising you with it at closing.
Can you buy land that is stuck in an estate?
Usually yes. Heir property, unprobated estates and multiple owners are routine for us. What it takes depends on how the estate was handled — sometimes an affidavit, sometimes probate, sometimes signatures from every heir. Do I need a survey or a perc test first?

When do Kentucky property taxes go delinquent?
Kentucky property taxes are due on or before December 31 of the assessment year, with a 2% discount for paying by November 1, a 5% penalty after January 1 and 10% after January 31 (KRS 134.015). Unpaid bills become certificates of delinquency that third parties can buy from the county clerk — which is how a small tax bill turns into a lien problem.
Can I sell land without a realtor?
Yes, and with vacant land it is often the more sensible route. There is no mortgage market for raw land the way there is for houses, so a listing can sit for a year while the tax bill keeps arriving.
