Who pays the tax on the deed?
Mississippi is one of the few states with no real estate transfer tax and no documentary stamp tax on a conveyance — the deed simply gets recorded with the Chancery Clerk for a statutory recording fee (Miss. Code §25-7-9). That makes a clean cash sale unusually cheap to close here, and we pay those costs anyway.

The owner then has two years to redeem through the Chancery Clerk, with damages and interest added — after that the title is gone to the state.
