Who pays the tax on the deed?
Wisconsin’s real estate transfer fee is imposed on the grantor — the seller — at 30 cents for every $100 of value (Wis. Stat. §77.22), and it is paid with the electronic transfer return when the deed is submitted to the Register of Deeds. It is a small line item next to a realtor commission, and we cover it.
Can you buy land that is stuck in an estate?

When do Wisconsin property taxes go delinquent?
Wisconsin property tax bills go out in December and the first installment is due January 31, with the balance due by July 31. Anything still unpaid is placed in a tax certificate issued to the county (Wis. Stat. §74.57), and two years after that certificate the county can foreclose the tax lien by an in rem action and take the parcel (Wis. Stat. §75.521(3)(a)4.). Redemption is possible until the date set in the foreclosure notice (§75.01) — and on land nobody lives on, that clock runs unnoticed.
